London Property Market - Brook Green Rentals/Shepherds Bush Central Line

A busy September means that we are unusually low on stock. It seems "the bread and butter" one and two bedroom flats are being "bed blocked" by tenants staying put, whilst others look to downsize from more expensive properties (often in more expensive neighbourhoods like South Kensington) into these smaller flats to let in the Brook Green area. Supply is therefore very tight below 500 per week.

It was some relief therefore yesterday to take on a couple of very marketable flats to let in Brook Green/ Shepherds Bush as sole letting agent. A one bedroom flat to let on Hetley Road and another on to let on Sulgrave Road.

Indicative of the fact that tenants are staying put, our lettings office in Brook Green has had only two re-lets come back to the market (where tenants are vacating) in the last week.

When we have the stock, flats are still letting reasonably well. Yesterday we agreed a two bedroom flat to let on Holland Road, W14 and another offer pending, subject to confirmation on move in dates on Goldhawk Road.

But the story is the same as across our other London offices - its the smaller flats that people want - presenting some good buy to let opportunities in Brook Green and Shepherds Bush for landlords who buy affordable one and two bed flats near good transport links.

The new Central Line station at Shepherds Bush is likely to excacerbate this trend - as bankers and city workers downsize and look at more affordable accomodation that still allows them access to transport to be at their desks on time.
