Condensation issues in managed properties

As the weather gets colder and tenants start to turn on their boilers, we are getting more reports of condensation in properties let to tenants across London. Unfortunately, this is one of those frustrating maintenance issues that is not at all easy (or cheap!) to remedy.
Condensation is caused when moisture created by the occupants by breathing, bathing, cooking, etc. is held in the atmosphere within a property. If the outside temperature drops dramatically the moisture in the air inside the flat condenses to form liquid on the coldest surfaces in the property, which are often the lower parts of the external walls or the windows. Subsequently, mould can often appear on these surfaces, which can be removed but is also unsightly and can be toxic if brushed off. It's also not a "good look" when it comes to re-letting a property!
In order to prevent condensation forming, the temperature within the property should be kept at a constant level, especially during the winter months, so tenants should be encouraged not to completely turn the heating off. Landlords should look into improving ventilation in kitchens and bathrooms by installing extractor fans, vents in windows, etc) to avoid longer term damage - potentially causing structural issues.
