City wobbles or not, South Kensington property rentals are busy. We just acheived over £1.30 psf per week for a three bedroom high spec flat on Wetherby Gardens SW5. The tenant is an international oil company with a senior executive on a corporate relocation package. They´re now looking for a further eight properties to rent with us at budgets between £700 - £3000 per week within South kensington and Chelsea.
Higher value corporate standard property is moving well - this two bedroom flat in Cornwall Gardens SW7 being snapped up by an city banker is a great indicator of the strength of the market.
Stock levels remain high, and tenants are keen to identify only flats and houses that are well presented and ready for the market. They´re ready and waiting in the wings to pounce for the right thing to to come along! The minute a new property hits the market it’s likely that viewings will happen that day and even be lined up prior to valuation. We even had a first viewing today within 10 minutes of my seeing it on valuation - on a two bedroom apartment with garden in Cresswell Gardens, SW5 at £825 per week. we´ve got more viewings scheduled already for this evening.
I´ve had to stagger my office rotas to take account of the number of viewings at 8pm and beyond. City business still comes before finding a new home, especially in these "interesting" times where the sub-prime crisis is foremost in many traders' minds.
Well spec'd one bed flats are certainly still the hot ticket in South Kensington, Chelsea and Earls Court. Illustrative of this, a one bed flat in Oakley Street, off the Kings Road in Chelsea, has just attracted two competing offers on the same day. Quality sells!
